Project: Office Refurbishment in Tregaron, West Wales

Client Needs

The client requested a refurbishment to their existing offices. Firstly they needed a new heating system installed and an electrical rewire with new lighting throughout. Both the ground floor and 1st floor were to be re-painted and they required 3 new fire doors to meet their legal requirements. In the front office they also wanted an additional cupboard to match the existing and a new reception desk was to be fitted. They also required a new alarm system.

Proposed Plans

The project was split into 3 stages. Stage 1 was to carry out first fix electrics and get the new heating system installed. Stage 2 was to complete the Electrics and start painting throughout. Stage 3 was to carry out all carpentry work, e.g. doors, cupboards, reception desk, along with the final finishes to complete the job.

Job Overview

This was a 4 week project using a 2 man team to carry out all the electrical work, along with our plumbing sub-contractor and carpenter. All investigatory work had been carried out in previous visits so from day 1 we could start the job. Firstly, the electrical wiring was installed to accommodate the new light fittings, mains board and alarm system. First fix plumbing was also started, with new pipe runs to allow for 4 panel radiators downstairs and 6 panel radiators upstairs, all of varying sizes to allow for the different room layouts. The old storage heaters were removed to allow for a more modern and reliable system.

All walls and ceilings were given a first coat and skirting boards primed where necessary. Once all electrical cable and plumbing pipework was in place, floorboards were put back down and floors re-carpeted.

Second fix electrics and plumbing were then completed. New dado rails were added to both offices to give them a more commercial and stylish finish.

The 3 self closing fire doors were then fitted, along with the new stud work and door linings. The front office cupboard was made on site and fitted and the reception desk was pre-built and installed to the design layout. There was also an additional storage cupboard in one of the upstairs offices, creating a small server room.

The final steps of the job included painting (top coat) throughout, along with glossing of all doors and trimmings. New office furniture and filing cabinets were then moved in to complete the job.

This refurbishment has given the client a new modern office building - Both staff and customers have started to benefit from the new look and feel. The heating system has given them more control of their working environment and the lighting makes the office feel great - making everyone feel comfortable and giving them a better office life. They can now benefit from cheaper electricity bills too.
